Real estate is the largest financial decision most families ever make — and it's still the one major industry where intuition routinely beats numbers. HOMS exists because that gap is closeable, and closing it is what we were built to do.

What "engineered" means here

It means we model before we recommend. Every offer we draft is built on a debt-service stress test that goes further than the bank's. Every listing we market is priced from a comparable-sale model, not a hunch. Every renovation we manage is judged against a quantified neighbourhood ceiling.

What it doesn't mean

It doesn't mean dehumanising the experience. Buying or selling a home is emotional, and ought to be — the math exists to give you the confidence to feel the emotion without it costing you six figures.

Why we publish methodology

Most real estate "AI" is a brand decal. We publish how the Property Score is computed because we want the work to be checkable. The next layer — comparable sale calibration, strata health, hazard maps — runs on top of the public version and is the bit we deliver in engagements.

Where we draw the line

We will not work both sides of a transaction. We will not list a property we wouldn't buy at the asking price. We will not write a Property Score for a listing we wouldn't show our own family. The work has to be defensible — to a client, to the brokerage, and to ourselves.
