What each metric means
- Median asking price — the midpoint of what is listed within the stated radius today. It is not a sold price, and it moves with the mix: a neighbourhood of mostly condos will read lower than one of mostly houses.
- Median $/sqft — the fairer cross-neighbourhood comparison, because it is far less sensitive to that mix.
- Median days listed — how long current listings have been on market. It runs longer than days-on-market-at-sale, because the listings still sitting there are exactly the ones that haven't sold.
- Walk Score® — 0–100 walkability from Walk Score®, measured at the neighbourhood centroid.
- Schools — Catchment schools near the neighbourhood centre.
